Va Vendee Loans For Va Foreclosures
VA Vendee loans are radically different than VA mortgages offered to qualifying military people and certain surviving spouses. Vendee loans are offered to a wide range of buyers:
- Veterans
- Owner-occupiers
- Investors
For most loans associated with the Department of Veterans Affairs, investors and non-military borrowers are excluded. Not so for Vendee Financing investors can apply for these loans as well as owner-occupiers. Vendee Financing allows purchasing REO homes as investment properties OR primary residences.
Perks of VA Vendee loans for REO properties includes:
- Low or no money down
- Origination fees can be included in the loan
- Funding fees may also be included into the loan
- 15- or 30-year loan terms
- Seller contributions toward closing costs are permitted
- No mortgage insurance
- No limits on how many VA REO properties can be owned as investments
The zero-down option applies to owner-occupiers, and generally an investment property purchase of a VA REO home could require a downpayment. Lender standards, state law, and other variables will apply and your experience may vary.
VA REO homes are sold as-is and are not guaranteed in any way. Its best to think of these homes as fixer-upper properties that need additional spending to bring up to building code, state or local requirements, etc.

What Is Mortgage Assumption

Mortgage assumption is the process of one borrower taking over, or assuming, another borrowers existing home loan. When youre assuming a loan, the outstanding balance, mortgage interest rate, repayment period and other terms attached to that loan often dont change.
An assumable mortgage might make sense for a home seller who is finding it difficult to attract potential homebuyers, or for a buyer who is being priced out of the housing market due to higher rates.
Imagine if somebodys got and interest rates move to 5.5% or 6%, what an incentive might be, said Michael Becker, a branch manager with Sierra Pacific Mortgage in Lutherville, Md.

How Does An Assumable Mortgage Work
An assumable mortgage works much the same as a traditional home loan, except the buyer is limited to financing through the seller’s lender. Lenders must approve an assumable mortgage. If entered informally, sellers run the risk of having to pay the full remaining balance upfront. Sellers also risk buyers missing payments, which can negatively impact their credit score. One major advantage is that an appraisal is not required in these instances, which can potentially save buyers hundreds of dollars. Buyers should still order a home inspection to check for any signs of repair issues with the property. Once the buyer officially closes on the home, the seller will no longer be liable for the mortgage payments.

What Kinds Of Mortgages Are Assumable

In theory, any type of home loan could have an assumable mortgage clause. However, only three types of loans typically have this feature:
- FHA loansIf you want to assume an FHA loan, youll need to meet standard FHA loan requirements. These include being able to put down a minimum of 3.5 percent with a credit score of at least 580.
- USDA loansTo assume a USDA loan, you typically need a minimum credit score of 620. You also have to meet income limits and location requirements. Note that a USDA loan is typically assumed with a new rate and terms, but in some cases, like transfers between family, it can be assumed with the same rate and terms without needing to meet eligibility requirements.
- VA loans To assume a VA loan, the lender has to approve it, usually by first evaluating your creditworthiness as a borrower. You dont necessarily have to be a member of the military or a veteran to assume a VA loan. While there isnt a minimum credit score, a lender will typically look for a 620 and above. Youll also still have to pay the funding fee of 0.5 percent.
Conventional loans typically are not assumable.

In the case of an assumable mortgage, the buyer has to pay upfront for the amount of equity the original owner has in the home. You Pay The Seller Instead Of Making A Down Payment
If you choose to get a new loan, you will typically be required to make a down payment of 3.5 to 20 percent or more. When you assume a loan, you do not have to make a down payment.
Instead, you pay the seller compensation for the equity they have built in the home, or the difference between their mortgage balance and what the home is worth.
Which Mortgages Are Assumable

Don’t assume all home loans are the same. Typically loans that are insured by the Federal Housing Administration or backed by the Department of Veterans Affairs or United States Department of Agriculture are assumable as long as specific requirements are satisfied. For most FHA and VA loans, a seller must obtain lender approval for an assumable mortgage. In most cases, conventional mortgages are not assumable.

Advantages Of Taking Over The Sellers Loan
There are advantages for both the buyer and the seller when processing an assumable mortgage and taking over the sellers loan, especially if the sellers mortgage interest rate is much lower than the current market rates, or is lower than the rate the buyer might be able to get based on credit history.
If current market rates are at, say, 6 percent, but the buyer can assume the mortgage at a 4 percent rate, the buyer has immediate savings. View current mortgage rates on Zillow.
There are also fewer closing costs involved when one assumes a mortgage. This means savings for the buyer, but can also be valuable to a seller. If the buyer has to come up with fewer dollars to close on the home and the buyer scores a better interest rate, then there is a greater chance that the seller can make a deal closer to the fair market asking price.
The seller also benefits from using this as a marketing strategy for the home, because not all mortgages are assumable, and it could give the seller an upper hand compared to other homes on the market.
