“Iâve lived here for a long time. Itâs a great neighborhood, folks are friendly, itâs very close to amazing schools, and the metro is coming in really close to here.”

On a 61-acre property in Ashburn, Va., a quiet, pastoral community for the 55-plus set is taking shape. The Regency at Ashburn is a camplike setting for grown-ups. The grass is lush, shrubs are bushy, young trees are full of leaves, and flowers are in bloom.

In two to three years, this Loudoun County community, built by Toll Brothers, will have 268 homes. There will be 111 carriage houses attached in three-or-four-unit buildings and 15 single-family houses. Twenty carriage houses and seven single-families are for sale. The remaining 142 condominiums have not been built yet.

An adult community is typically defined by the age of residents. Children under 18 cant live here, but theyre certainly welcome to come visit, stay overnight and use the facilities as long as theyre with their family, said Jennifer Fracasso, the sales manager. Overnight stays are restricted to 30 per year.

The gated community is open 5 a.m. to 8 p.m. During evening hours the closed gate is accessible by key fob.

All the maintenance is taken care of. You can basically lock up and go and not worry about anything, said Karen Normandy, who has a lake house she visits regularly. She was the fourth person to sign a contract and moved in last August.

Theres also a workout room and a ballroom-like space for line dancing, which does not require a partner.

Up one flight of stairs is a spacious loft, which can be set up as an office, lounge or play area for visiting children and another bedroom.
