Whether Jackson can continue to develop while maintaining its lower cost of living is a function of supply and demand.
“If your community grows faster than the existing housing can support, if the market gets too tight, then costs are going to go up,” Spurgeon said.
Brush and Hale said new multi-unit rentals may be necessary to meet future demand. Investors are already looking for new properties to purchase and rent out, Brush added.
“I believe a slow incline will occur,” Brush said. “I don’t think we’ll ever see that inflation we saw years ago. I believe, as growing, prices will go up because of supply and demand.”

“When your community is affordable, that means you can attract more talent to your community to fill the needs of those companies that are looking to hire folks,” Spurgeon said.
But for people to move into a community and fill open job opportunities, there needs to be somewhere for them to live. Joey Hale of Town & Country Realty said this is becoming an issue in the Jackson real estate market.
A large company could hire 600 people to fill new jobs in Jackson, Hale said, but there aren’t 600 homes currently on the market to buy in Madison County.
As of June 30, there were 264 listings for sale at all price points on the multiple listing service, a number Hale said is “extremely low.” During the recession between 2010 and 2012, the area saw closer to 800 homes on the market.
The National Association of Realtors tracks housing shortages, but the Jackson metropolitan area is not included in the data set.
An average of 110 homes close sales each month in Madison County, Hale said.
“If no new homes came to the market, we’d be out of inventory in ,” he explained.
“We have more clients coming through the door getting approved and not enough rentals to put them in,” Brush said.
