After March 1, resident-owners will have 30-day exclusive access to bid on homes foreclosed by FHA before the government opens a sale to investors.
WASHINGTON The Federal Housing Administration on Thursday announced it is increasing its exclusive listing period on certain HUD single-family real-estate owned homes to allow more time for owner-occupants, HUD-approved nonprofit organizations, and governmental entities to submit purchase bids before investors become eligible.
At the moment, Florida only has 14 listings for HUD-foreclosed homes, but that number is expected to grow as forbearance programs end.
This expansion is part of the governments goal, announced Sept. 1, 2021, to make more HUD-owned properties available to owner-occupants and non-profit organizations.
Beginning March 1, 2022, the exclusive listing period will increase from the current 15 days to 30 days for new listings of single-family homes listed as insured or insured with escrow on HUDs REO sale site, HUD HomeStore. Properties with those designations are eligible for FHA-insured financing under the FHA 203 program, meaning they meet FHAs minimum property standards and may only require cosmetic repairs or non-structural repairs up to $10,000.
What Is The Minimum Credit Score Required For Fha Loans And First Time Home Buyers
A tri-merged credit report score of 640 is preferred. Depending on overall credit, sometimes borrowers may qualify with middle scores as low as 580.
In some instances, where a co-borrower does not have any credit scores, FHA will consider approval so long as the primary borrower meets the minimum credit score requirements and has more than 50% of the qualifying income with a minimum of 3 tradelines active for last 24 months.
Regardless of credit scores, FHA still evaluates overall credit history to determine if borrower gets approved eligible findings that meet FHA approval guidelines.

Americans took out nearly $150 billion in loans backed by the Federal Housing Administration to buy homes in 2018. Nearly 83% of those FHA borrowers were first-time home buyers, according to the Department of Housing and Urban Development.
Its unsurprising that FHA loans are especially popular with first-time home buyers, due to more lenient credit score and debt-to-income requirements. But with scores of buyers searching for affordable entry-level housing, finding a place to call home can be a struggle.
In pricier markets, even the FHAs 3.5% down payment option might bust your budget. Houses that have a low asking price but need TLC may not pass an FHA appraisal. And in highly competitive markets, it can be difficult to make an offer that gives you an edge on other home buyers.
Whats an FHA buyer to do? Here are three options.
How Hud Home Sales Work
Because HUD insures the FHA mortgage that financed the building, HUD becomes the property owner if the loan defaults. When an FHA home is foreclosed, the agency attempts to recover some of its losses by putting the property up for sale.
HUD uses a regional management and marketing contractor to prepare the building for sale and market it. And buyers must use licensed real estate agents to make their offers.
In other words, youd actually purchase the home from HUD, not an individual seller.
This is not a deal in which you can influence the purchase price by writing a nice letter or finding fault with the house. Your chances of successfully buying a HUD home depend on making the highest qualified offer within the bidding period.

Pros Of Buying A Hud Home
HUD homes might not always be deeply discounted. But pricing aside, there can be real benefits to buying one of these houses:
- You don’t have to deal with competition from investors. If youre planning to purchase a home that will be your primary residence, you wont have to worry about investors beating you out with a cash bid. For HUD homes, owner occupant buyers have a 30day window in which investors are not allowed to bid
- You may have assistance with closing costs. HUD may cover buyers closing costs of up to three percent of the purchase price this must be negotiated during the bidding phase
- There is less haggling. When going through the process of buying a HUD home, there is no back and forth with a seller to try to negotiate price. Instead, the highest acceptable owneroccupant offer will be chosen
What is this highest acceptable number? HUD does not say on its website. However, a 2015 analysis of 300 sales nationwide found that on average, houses remained on the market fewer than ten days and sold for more than 95 percent of their list prices.
You are, however, allowed to present any offer you wish.
