After completing the application process, you will be placed on a waiting list in order to purchase an MPDU. The waiting list is given to builders who are selling newly constructed homes and to current owners who are selling their MPDU homes. Sellers are instructed to contact people in the order in which they appear on the list based on household size. Larger household will be given first priority. if there are an insufficient number of households of eligible size, smaller households will be contacted until the MPDU units are sold.
If a qualified person on the waiting list is not interested in the unit available, they can decline to purchase the unit. Their name remains on the list of eligible person, which is given to future builders or sellers of for-sale MPDUs. If an eligible person chooses not to purchase a unit, when offered, there is no guarantee that another unit will become available. A name is only removed from the list when the eligible person purchases a unit or requests that his or her name be removed.
Changes in Income while on the Waiting ListThe household income of an eligible person must be within the MPDU income limits at the time a sales agreement contract is signed for the purchase of an MPDU unit.

When Can I Complete A Home Inspection On The Property
All purchasers are strongly encouraged to perform a walk through inspection at or near the date of your contract acceptance and, again, immediately PRIOR to closing.
If a purchaser discovers a property condition that did not exist at the time of sale they must immediately notify HUDs property manager of the damage. The purchaser or agent should complete the Property Damage Report and fax it to the appropriate fax number listed on the form. Reporting the damage does not guarantee the correction of the problem that has been discovered. The lack of written documentation describing property condition at contract acceptance, however, will preclude consideration for repairs or price adjustments in the event of subsequent damage. Each case will be looked at independently and a determination will be made as to whether the damage will be repaired or, under some circumstances, credits given at closing.
The buyer assumes full responsibility for the property and its condition on the date of closing. HUD assumes no responsibility and will make no settlement for damages reported to HUD after the close of escrow.
How Are Fha Loan Limits Determined
The U.S. Department of Housing and Urban Development sets limits on how expensive a house the FHA will insure in each county in the United States. These limits are set based on the current years conforming loan limit or how large of a mortgage Fannie Mae and Freddie Mac will purchase. In 2021, that conforming limit is $548,250, up roughly $38,000 from 2020s limit of $510,400.
The FHA floor is the largest mortgage the agency will issue in most of the country and is 65% of the conforming loan limit. In 2021, the FHA floor is set at $356,362, an increase of about $24,600 above the 2020 limit of $331,760.
The FHA ceiling is a higher limit that only applies to high-cost areas. This is set at 150% of the conforming loan limit, or $822,375 for single-family homes. With a few exceptions, this is generally the largest mortgage amount the agency will insure for a single-family home. In many parts of the country, loan limits fall somewhere between the FHA floor and ceiling.
Outside of the lower 48 states, FHA maximum loan limits are higher because of more expensive construction costs. These include the special exception areas of Alaska, Hawaii, Guam and the U.S. Virgin Islands.

The most important thing here is that you get home inspection before you purchase a HUD home.
And make sure that your offer includes language protecting you in case the sale falls through due to problems discovered during the inspection.
No matter how good a deal you find on a HUD home, its never worth investing in a property that could have surprising and costly structural issues down the road.
