A disadvantage of buying a mobile home is that its value will depreciate quickly. Like a new car, once a mobile home leaves the factory, it quickly drops in value. Stick-built homes, on the other hand, normally appreciate in value over time because the stick-built home owner almost always owns the underlying land.
A person who owns both the land and the mobile home might see the value of the combined property increase over time, but that is likely the result of the underlying land increasing in value, not the mobile home.
One reason mobile homes depreciate in value is because they are personal property, not real property. “Real property” is defined as land and anything attached to it permanently. Anything that can be removed without “injury” to the land is not real property. Personal property, on the other hand, is anything that is movable and not classified as real property. Even though mobile homes are not easily removed from land once placed, they are still considered personal property . On the other hand, stick-built homes are considered part of the real property.

Minimum Things You Should Check To Consider Yourself A Responsible Buyer
- Check window and door frames for cracks or small gaps. This is caused by the home settling into place or contracting/expanding with the weather.
- Inspect the home for any signs of water damage. This is a problem that should be neutralized as soon as possible to avoid extensive damage and discomfort. Confirm that there is a belly wrap installed on the belly of the home and that its still intact.
- Look for the HUD plate that proves the home was built according to the HUD code .
- Try to ascertain the state of the flooring. Is there a lot of creaking? Does it bend in certain places? This can also lead to significant problems down the line.
- Check if the home is level. A home can become unlevel due to shifting soil or settling. This is not necessarily a huge problem but can lead to it in time.
- Inspect the homes anchoring and where its fastened to the foundation to make sure its still secure and in good shape.

The country music I grew up with loves to wax poetic about family traditions.
Theres Hank Williams Jr., whose warbling, smoke-tinged voice explains away his drinking and smoking as a simple hazard of the bloodline. Theres Garth Brooks, who justifies showing up in boots to a posh cocktail party by blaming it all on his roots.
But if I ever penned a tune inspired by my rural upbringing, my familys legacy would sound a little bit different: We know a thing or two about buying and selling mobile homes.
My dad, David, spent the better part of his teenage years working on a Clayton Homes lot in Richmond, Kentucky: setting up the new arrivals, hauling the units, getting down into the nuts and bolts of the houses. He was a high school student when he began at the company during the mid-1970s, and continued on as he put himself through Eastern Kentucky University as a first-generation college student. The Clayton era is a distinctive epoch in his personal, and our family, history.
Years earlier, his older brother, Randy, purchased a mobile home when he returned from service in the Korean War. Randy had a new wife, a young daughter, and no real credit, so a traditional home loan was impossible. They set up the unit in my grandparents backyard, where the foundation and water hookups jut out of the ground to this day.
