Heating And Cooling With Electricity

In cold climates, natural gas is the most common heating fuel, but heating oil and propane are also common. With net zero, the goal is for a home to be energy self-sufficient.

This means switching to an electric heat pump so that solar panels can supply the electricity for home heating and cooling. Heat pumps are highly efficient units that can use the air or ground as a source of heat. Another great thing about heat pumps is that the same unit can work as an electric furnace in the winter, and as an air conditioner in the summer.

With a net zero home, electric resistance heating is only used in an emergency when the temperature outside is too cold for heat pumps to work efficiently.

Arvada Colorado Plans Net

Arvada Colorado could soon be home to the largest net-zero community in North America. According to the Denver Post, a net-zero community is one who makes as much energy as it consumes, using power from only solar, wind, or geothermal generation systems.

Developer Norbert Klebls planned 25-acre Geos neighborhood was put on the back burner in 2009 due to economic woes. However, its now a priority again, the Post reported, with the developer having worked with the city for the past two years to get mixed use permits and approve a modified zoning code for the development. That said, the city was in favor of the project all along as it addresses sustainability and efficiency both important considerations for a location reaching full build out.

The project provides for 308 units, including solar cottages and multi-family homes. The homes will feature construction that reduces energy consumption by 75 percent and provide 60 percent of winter heating needs through the sun in the windows.

Though the homes have higher upfront costs, Klebl says the cost will be returned through lower utility costs. However, the Post article notes, banks often dont want to cover the higher mortgage of energy efficient homes, which makes the sale of them more reliant on buyers with disposable income.

    How Builders Plan To Get To Zero

    The Geos Neighborhood in Arvada has long promoted a home design that uses 75 percent less energy than similar sized homes. But the project, approved by the city in 2009, stalled as the housing market crashed and developers were unable to find financing until recently, Geos master developer Norbert Klebl said.

    Buyers moved into the first homes two years ago and 10 more will be ready early in 2019. Klebl now feels confident about pursuing 100 more.

    When the overall market was down and the number of homes built between 2009 to 2011 dropped 50 percent, even in those times I had 30 to 40 potential home buyers on my waiting list, Klebl said.

    Starting at $400,000 for a townhouse and up to $600,000 for a single-family home, the Geos homes are priced about 10 percent more than other new homes in Arvada, he said. According to Zillow, Arvadas median price of listed homes is $439,850.

    My homes use 75 percent less energy than a standard-built home, he said, and that translates into fewer solar panels. Solar energy systems also cost about one-fourth what they did 10 years ago, so theres additional savings there.

    But net-zero homes are not yet mainstream, he said. That wont come until more builders are forced to build zero-energy homes, as they are in California, which requires all new residential construction to be zero-net energy by 2020.
