    When buying new construction, it’s important to have your own representation versus using the on-site sales agent . Here’s why:

    • On-site agents know their builder’s product very well but typically don’t know new construction options outside their neighborhood. In other words, they can’t give unbiased comparisons between new neighborhoods. If long term value and resale are important to you, it’s good to consider all your options and hear both pros and cons for various communities.
    • On-site agents work directly for the builder, so it’s difficult to negotiate pricing and mitigate problems that arise when it’s only the builder and his agent involved. As you can imagine, this can become one-sided when a situation only involves you, the builder, and his agent.
    • Working with the builder’s agent does not save the buyer money. If you don’t have your own agent, the building company keeps the designated commission. In other words, it doesn’t mean a lower price for you.

    New construction can be a rewarding and profitable investment because it tends to appreciate well in Charleston. This is partly because builders price homes to sell quickly in order to move inventory and make money. Often with new homes, we see the appraised value considerably higher than the contract price.
