    But if you are able to find something that is 5-10 years old, meets your needs and is well pricedthat may be worth looking into first.

    For a custom home that is unique, building is likely the only option to get what you want.

    In this scenario, you can create your own value and equity if you build something that will be sought after when you go to sell.

    For example, lets say you want to live in a modern large home in McLean and most of the homes in the neighborhood are older. The more modern homes are not currently for sale.

    Early Education Of A New Home Expert

    My first memory of an experience with new homes was not in Northern VA. It was about 130 miles north. I was about 8 years old and standing in the cold winter, in a room that would later become my bedroom.

    But at the time, there was just plywood on the floors. And the walls were just lumber framing. There were no windows. As a result, it smelled like wood and sawdust.

    In my 8 year old brain, I was fascinated by the whole experience. I loved being able to see the skeleton of the house, and the different piles of material to be attached next.

    Also, there are sometimes custom homes built for another buyer that they did not end up buying. Sometimes buyers back out for various reasons.

    The builder sometimes will be motivated to drop the price a bit or give you some incentives to get this home sold so they can get on to building more.

    Do your research first. I can help with this. Contact me or check out my new home guide . Buying a new home is great, but you want to make sure it is the right decision.

    Buy in an established area. Sometimes, it is not the best idea to be the first/only one in your neighborhood in a new construction home.

    It is a good idea to sit down and make sure you are making a solid financial decision as well. Each purchase, area and home are a little different.

    Look for an area where new homes have a good track record. Do not be the pioneer unless you are sure that others will follow.

    Plan to hold onto the home. When buying new construction, you often pay a premium vs a resale home. Many times it is worth it. It can be a good investment especially if you plan to own the house long term.

    If you buy a new condo, maybe it can be a long term rental property should you need to move out.

    Get inspections. Many buyers skip the inspection on a new home. You may be tempted to do the same. But keep in mind builders are not perfect.

    Your inspector will help you make sure the builder does a quality job.

    Negotiate on incentives. Builders tend to be more flexible by giving you options for cash toward closing costs, or money to use toward the design center.

    They often do not like to negotiate on the base price. But I always say it does not hurt to ask.
