    San Diego County median home price has topped the $850K mark. The current median price holds at $850,000, which is a gain of 15.6% over last year and 1.8% over August’s median price, according to C.A.R.’s Sep 2021 resale housing report. The report also shows that existing single-family home sales dropped by -2.1% MTM and -10.4% over last year. San Deigo’s condo market saw a sharp increase in the median price as compared to last year. The condo’s median price is $563,750 with a gain of 16.2% YTY and 1.6% MTM.

    Months Supply of existing single-family homes is very tight, currently holding at 1.6 months. It is a good indicator of whether a particular real estate market is favoring buyers or sellers. Typically, a market is considered balanced if it has 4 to 6 months of inventory of homes on hand. A lower number means that buyers are dominating the San Diego housing market and there are relatively few sellers.

    The San Diego Housing Market Is A Relative Bargain

    California is known for its insane real estate prices. San Diego stands out as a relatively affordable real estate market. The median home price is around $550,000. This sounds bad if you compare it to the national average of $300,000, but it is a bargain in California. You could snap up several San Diego rental properties for the price of one home in San Francisco.

    The San Diego housing market is cooling. Home price appreciation fell below 5%, and home prices in some areas are declining due to decreasing demand. This is an improvement over the 6 to 8% appreciation San Diego had been seeing. The expanding inventory of houses on the market makes this a great time to invest in the San Diego housing market.

  • “Since I moved here in 1989, I’ve seen 3-5 drive-by shootings to kid’s after dark right here on Poplar st. Even though a police station is 1 mile away, and they DO patrol these neighborhoods well, it’s still a high crime area. So I rate the Safety factor as low, not in reflection to San Diego’s finest, but the crime that happens here. If the safety were “Average”, I would rate the rest 1 point higher.”

    The Median Home Price In San Diego County Is More Than $825000

    First Time Homebuyers Struggle As Median Home Price In San Diego County Hits Another New Record

    “I’m not easily shocked, but $825,000 being the median housing price in San Diego is amazing,” said Matt Battiata of Battiata Real Estate and eXp Realty of California.

    Battiata said this spike in median cost for a single-family home has been driven in large part by a historically low number of houses on the market: only 33,000 homes currently for sale county-wide.

    “It is fueled by really, really low inventory, which is caused partially by COVID,” he told News 8. “People don’t want to put their houses on the market.”

    Low interest rates and the expectation that they will rise again in the future may also be playing a role in this current frenzy.

    “And so that is probably motivating buyers even more so, even though the prices are high, to buy now before the interest rates go up,” he added.

    “I was not surprised that it set a new record, but I was a little surprised that it set a record so high,” said Oscar Wei, deputy chief economist at the California Association of Realtors, which published the new report.

    Wei said that while price growth continues to be strong, it may not be as strong over the coming year, but we will not see a dramatic drop in prices..

    “If you’re thinking of a correction or a market collapse like what we saw in 2008, 2009, we are not going to see that,” Wei told News 8.

    Mortgage rates are still low as compared to last year. The 30-Year Fixed-Rate in August 2021 was 2.84% while in Aug 2020, it was 2.94%.
