Three years ago, Will Johnston and his nonprofit organization, MicroLife Institute, began talks with the mayor of Clarkston, Georgia, to start a pilot project. The mission was to build sustainable tiny homes and to create a thriving small-scale community.
In July, the Cottages on Vaughan officially opened, and residents moved into the eight tiny houses.
An Experimental Tiny Houses Neighborhood Debuts In Clarkston
An experiment in the tiny house movement has begun in Clarkston, where a micro-development called the Cottages on Vaughan was scheduled to celebrate a ribbon-cutting July 17.

The Cottages is a mini-neighborhood of eight tiny houses, all around 500 square feet or less, arranged to face each other across a common lawn with edible plants and a fire pit. It may be the first such development in the Southeast and is certainly a far cry from the tiny-home movements usual mobile homes or one-off backyard structures.
The development was led by MicroLife Institute, an Atlanta-based nonprofit founded by Will Johnston, who dropped out of the citys corporate life and became an advocate of minimalism. In June, he also became a resident of his own Cottages project.
Why are we building McMansions for four or five people when the average household is two or 2.5? Johnston asked in a recent interview inside the micro living room of his tiny house. We built this to spark a conversation.

We have unfortunately mixed up isolation for privacy, Johnston says of traditional suburban housing developments. The Cottages offer single-family seclusion but also that common area. I love going over to my neighbors for tea, he says.

Tiny House Laws In Key Georgia Counties: Local Zoning Ordinances
In the state of Georgia, most jurisdictions cities or counties are divided into zones or districts that regulate the physical development of land and limit the uses to which a property may be put on the land.
The Atlanta metropolitan area has more than 60 different jurisdictions, each with its own unique approach to land use. These jurisdictions can independently regulate height, size, placement, and density specifications, as well as parking requirements for properties apart from the general building laws of the state.
Some cities and counties tend to be more cooperative in allowing tiny properties, while others have created their own set of individual anti regulations. Lets look at the conventions in place within a few individual counties.

Johnston Said He Hopes This Unique Style Of Living Will Be Part Of The Solution To America’s Many Housing Issues
The US is facing a housing shortage. The largest demographic living alone is single adults, who makes up 28% of the population, and close to half the population are adults living with other adults without children, according to AARP’s “Making Room: Housing for a Changing America” study. Meanwhile, one-bedroom homes and studios make up only 12% of housing.
With this issue and the loneliness epidemic weighing heavily on Americans, Johnston thinks these smaller cottages could be one solution.
“We need to build better community-driven communities, so we can build a better and stronger society,” he said.

The Little River Is Located About Two Hours From Atlanta And Chattanooga
This community also allows for a lot more variety than many other tiny house communities. Each of the lots are 3/4 to one acre and zoned for one or two tiny houses, one or two small storage buildings, and dog fencing, all with prior approval. Little River Escape allows any tiny house under 1,100 square feet, THOWs under 350 square feet, park models between 350-400 square feet, modulars between 400-800 square feet, and framed houses under 1,200 square feet on foundations. Owners may occupy the sites full-time, temporarily, or on a seasonal basis.
Tiny House Customizations Include Various Decks And Interior Details
Choose from over a dozen homes like the simple 280 square foot Lil Hunter, the one-bedroom Chattahoochee, the two bedroom, 510 square foot Hawthorne, or the Volstrukt Metal Frame Small House at 1,100 square feet. Georgias 1st Tiny Home Community Wins Innovation Award
The Atlanta Regional Commission recognized the Cottages on Vaughan in Clarkston the states first tiny home community as the most innovative development in metro Atlanta this year.
The commission, which oversees development projects in 10 metro Atlanta counties, highlighted the tiny home project in its 2021 Regional Excellence Awards, according to a news release. The Cottages on Vaughan consists of eight standalone homes that are 250 to 550 square foot in size. Spanning a half-acre in total, the micro-pocket neighborhood a few blocks from Clarkstons downtown opened over the summer.
The neighborhood, which is also built with climate-conscious features such as solar panels and edible, regenerative landscaping, provides homeownership opportunities in a city where a lack of available land prevents much new housing from being built and the vast majority of existing housing are rental properties, the release said.
The development was a joint effort between MicroLife Institute and the city. All eight homes sold by mid-July for between $119,000 and $201,000. Small homes, while cheaper overall, cost more per square foot because they still include the most expensive parts of a house, such as kitchens, bathrooms and basic amenities.
East Of Atlanta Open House On Tap At Clarkston’s Eight
A year after construction began, a pint-sized development billed as Georgias first standalone village of tiny houses is ready for its closeup.
An open house is scheduled for noon Sunday to allow prospective buyers a first glimpse at Cottages on Vaughn, an eight-home micro development where residences max out at just 500 square feet.
The half-acre site is located just beyond the Interstate 285 loop in downtown Clarkston, about three blocks from the Stone Mountain PATH Trail that links to downtown Atlanta.

Its an effort by tiny house developer MicroLife Institutea nonprofit based in Atlanta that promotes pint-sized livingto show how single-family residential land use can be maximized while keeping home prices relatively attainable.
Home sizes range from 250 to 500 square feet, and five of the units have been sold, although construction continues and move-ins arent expected until May, MicroLife Institutes Kim Morrison tells Urbanize Atlanta.
Were building a great community, says Morrison. Already the existing five homeowners Zoom every week, which is really cool, since they havent moved in yet.
Prices for the remaining three housesall the larger floorplans, each with second-floor loftsare being withheld until Sundays event. Previous sales have been in the low to mid-$100,000 range.

The Homes Sold For Between $118000 And $200000 Each
During the building process, 1,500 people joined a waitlist to purchase one of the houses. That list was narrowed down to eight people who shelled out up to $200,000 despite the fact that the median cost of a tiny house today is about $60,000.
Johnston, who is also one of the eight residents in the community, said the price of the houses went so high because they are different from typical tiny homes. Instead of being on wheels, they are on foundations and are built sustainably. He also said the cost of construction during the pandemic was much more expensive, a trend across the US.
Still, they had no problem finding buyers.
“We proved it was a desirable product,” Johnston said.

The porches were purposely built large 8 1/2 feet by 13 feet so residents can hang out together. Johnston said one of the pocket community’s biggest goals was fighting the “loneliness epidemic,” which the pandemic exacerbated.
Johnston said that, generally speaking, houses, condos, and apartments are built to maximize privacy and limit interaction with neighbors. This can lead to increased feelings of loneliness, which can be extremely harmful to mental and physical health.
“We built the cottages in a way for people to connect through the built environment, the design, and the layout,” he said. “Meaning, I will interact with someone on a daily basis. I will be noticed as a person and remind myself that other people exist and have a small connection with them daily.”

The Residents Agreed To Participate In The Community
The residents range from a 23-year-old graduate student to a 61-year-old business owner. Johnston said they agreed to be part of the community and to open their homes to the general public twice a year to educate people about microliving and community-based lifestyles.
“I have lived here for just over a week, and I have spoken to at least one of my neighbors every day,” Rich Pasenow said. “I also love the general community interest and support.”

Whenever I spot a sweet deal on a tiny house, I try to let you know. This tiny house costs only $27,500, and is for sale right now in Augusta, Georgia.
The house measures 399 ft.². You do not need to be able to afford the entire cost upfront. The seller is willing to accept $3,500 down and as little as $350 per month to own the home.
The house has fewer windows than a lot of other tiny houses, but dont let that deter you. The builder simply chose to prioritize privacy over airiness. If youll be living in close quarters with others at a mobile home park, trust me, youll probably end up preferring the privacy in the long run. I have windows all around me in my tiny house, but I am way too close to my neighbors, so they stay closed most of the time.

There are no furnishings in the spacious living room, leaving you to imagine the possibilities for yourself. It does indeed look like a dream home. That bathroom sink love it! And the overhang is very clever. I like that the loft looks nice and roomy. I dont think this will be for sale very long.
